The Practice

Five disciplines.
One client at a time.

The work is the same whether you are acquiring a first family home or divesting an estate held for three generations. Patience. Discretion. A single point of counsel. And the right people in the room when it matters.

I

Buyer Representation

A single advisor matched to your search; a confidential brief; a privately curated shortlist drawn from public, off-market, and pre-market inventory.

  • Search briefing and family discovery
  • Off-market and pre-listing access
  • Independent inspections, structural and title
  • Negotiation and closing oversight
II

Seller Representation

A divestment handled with the same patience as an acquisition. We will not list a home publicly until we have exhausted the right private audience.

  • Discreet market positioning and pricing
  • Private-audience preview program
  • Curated international buyer outreach
  • Selective public release if elected
III

Off-Market Acquisitions

A bespoke search for a property that is not for sale — yet. We approach principals directly, on your behalf, with discretion as the only currency.

  • Principal-to-principal introductions
  • Long-horizon engagement (12 – 36 months)
  • Confidential valuation and structuring
  • Cross-border legal coordination
IV

Investment Advisory

Counsel for family offices and private trusts on residential holdings as part of a long-term capital plan — without the conflict of a brokerage incentive.

  • Portfolio diversification and ground review
  • Holding-structure and tax coordination
  • Capital expenditure programs
  • Annual stewardship reporting
V

Concierge & Relocation

Beyond the deed. Schools, staff, security, and the quiet introductions that turn a residence into a home in a new city, sometimes a new country.

  • School and university placement counsel
  • Household staffing and screening
  • Security consultation
  • Local social and cultural introductions

The Cadence

A process measured in months, not minutes.

We will not rush to a transaction, and we will not be hurried out of one. Every engagement follows the same rhythm — adapted, always, to your life.

01

Introduction

A first conversation, in person or by call. We listen. There is no engagement letter, no obligation, no fee.

02

Brief

Within ten days, a written brief: what we have heard, what we believe a successful outcome looks like, and how we propose to work.

03

Engagement

A single retained advisor; a small, named team; weekly cadence; quarterly review with the principals.

04

Stewardship

Closing is the beginning, not the end. We remain on call for the life of the property — and often, the next one.

On Compensation

We are paid by you, not by the transaction.

Our compensation is retained, not commissioned. We charge an annual advisory fee — disclosed in full at the first meeting — and rebate any inbound commissions in full to the client.

This is unusual in our industry. It is also the only structure under which we believe true counsel can be given.
